What if you also intend to rent the home?

Discuss that intention before selections are finalized. Guest use, care requirements, storage and how the property will be managed can affect the brief.

If rental use is the main priority, review Rental Furnishing. Furnishing and photography do not guarantee bookings, rental rates, reviews or recovery of the investment. Rental compliance, insurance and operations remain separate responsibilities for you and the relevant professionals.

Timing, access and changes after approval

Share your preferred arrival date and any uncertainty around closing or construction. The project calendar depends on approvals, availability, commissions, access and property readiness.

If those conditions change, we review the implications before agreeing a revised plan. Supplier orders, storage or rescheduled work may carry their own terms; a change of date is not automatically free.

How much of my time will a second-home project require?

Can I coordinate the project without attending every delivery?

Yes. The agreed local work can be coordinated while you review decisions remotely. We establish property access, receiving responsibilities and any authorized representative before the relevant work. Remote coordination does not remove the need for accurate property information and approvals.

Can the home serve us privately and be rented when we are away?

We can discuss intended private and rental use in the interior brief, including practical materials, storage and upkeep. Furnishing does not establish permission to rent or guarantee rental income. Management, insurance, legal and rental-compliance questions require the appropriate providers.

What if my closing date or renovation schedule changes?

Tell us as soon as possible so the effect on access, orders, storage, installation and the proposed calendar can be reviewed. Changes are not assumed to be cost-free or automatically accommodated. The project agreement and any supplier commitments determine the available options.

How are design changes and purchase approvals handled?
