Centinela Studio provides bilingual renovation supervision for homes in San Miguel de Allende. We document weekly site visits, report in English and coordinate design decisions with you and your builder. The service supports owners living locally or abroad. You contract directly with the builder; we provide the agreed design-focused oversight, not construction execution or structural certification. Contact us with your plans and project stage for an individual quotation.
Who is this service for?
Owners renovating from abroad. A local visit and a documented report give you a clearer basis for decisions when you cannot attend the site yourself.
Owners in San Miguel who want bilingual coordination. We help translate design questions into specific options, record the decision needed and communicate your approval to the relevant party.
Owners planning interiors after renovation. When the renovation is followed by Turnkey Home furnishing or a bespoke Collector interior, the agreed oversight can coordinate finishes and room readiness with the design. The construction and furnishing contracts remain distinct.
What is included in the agreed supervision scope?
Documented site visits
The standard scope includes weekly visits to observe progress and review finishes and details against the agreed design information. We document what we can observe during the visit. Weekly oversight is not continuous site attendance and cannot reveal every concealed condition.
Reports in English
You receive a weekly photo and video report explaining observed progress, open issues and the decisions needed from you. Reporting channels and the people authorized to approve work are established at onboarding.
Bilingual design coordination
We clarify questions with the builder, explain the available design options and identify what requires your approval. Where a question concerns structure, safety, building systems or another specialist area, it must be resolved by the responsible qualified professional.
Finish review and closeout
We review visible finishes and details within the agreed design scope. At closeout, a walkthrough with the builder produces a punch list and a report of outstanding items. This is not an engineering certificate, statutory acceptance or a substitute for the builder’s contractual obligations.
What is not included?
Centinela is not the general contractor for this service. You appoint the builder directly, and the builder carries out the construction.
Structural design, engineering, permit processing, specialist testing, technical certifications and legal advice are not included. Confirm who is responsible for those requirements before work proceeds. We do not promise that weekly visits eliminate defects, prevent every delay or guarantee the builder’s performance.
Procurement of furnishings, interior design development, additional site visits and ongoing property management are not assumed to be included. Any additional work needs an agreed scope.
How does the process work?
- Review the project. Share available plans, the builder’s scope, current stage, finish selections and your priorities. We assess whether this service fits the project.
- Agree the proposal. We confirm the individual quotation, visit cadence, reporting, responsibilities and exclusions before starting.
- Set the communication route. We establish who approves changes, how questions reach you and how decisions are documented with the builder.
- Visit, report and coordinate. The agreed weekly rhythm records observations and decisions. Proposed changes are reviewed for scope and timing before approval.
- Close out the agreed work. We prepare the punch list and report, identifying any remaining actions and their responsible parties.
Can we start after the builder has begun?
We can assess an ongoing renovation, but the scope must reflect what is accessible and documented. An initial review does not verify concealed work or certify everything completed before our involvement. If a condition needs an independent technical inspection, that assessment must be arranged with the appropriate specialist.
How are the quotation and timeline defined?
We quote privately after reviewing the property, renovation stage, scope and coordination required. The proposal identifies the agreed visits, reports, duration and exclusions. Additional visits or an extended construction period are reviewed separately rather than assumed to be covered.
The builder’s construction programme, owner approvals, material availability and technical issues affect completion. We coordinate within the agreed scope; we do not publish a universal construction deadline.
What should you send first?
Share the property location or neighbourhood, whether work has started, the rooms or systems involved, any available plans, your builder’s details and your preferred timing. No full address is required in the initial form.
Discuss your renovation so we can review the project and prepare the right next step. If you need initial interior design direction rather than site oversight, explore the Design Consultation.
