Furnishing a San Miguel Home From Abroad: A Checklist

To furnish a San Miguel de Allende home from abroad, establish verified measurements, a written scope, an approval route and a local person responsible for access and receiving. Agree how goods will be inspected and how installation will be coordinated before placing orders. Remote furnishing can be organized through a full-service project or through suppliers you manage yourself; responsibilities need to be explicit in either case.

Start with a property brief, not a shopping list

For an owner in the US or Canada, the useful first document is a room-by-room brief: intended use, existing pieces, priorities, available plans and preferred timing.

Photographs help communicate a space, but they do not replace measurements. Record dimensions that affect furniture, window treatments and circulation. Confirm what information needs an on-site check before a piece is ordered or commissioned.

If you are still choosing a property, a Design Consultation can discuss interior design potential within an agreed scope. It is not a structural survey, legal review or property valuation.

Name the person who can approve decisions

Decide whether approvals come from you, another owner or an authorized representative. Agree the communication channel and keep the approved specification with the relevant order.

For each important selection, record the dimensions, material, finish and any reference sample. A photograph alone can leave open questions about scale, colour, construction or what is included.

Where an item changes, ask for the effect on scope, cost and timing before approving the substitution. Supplier and project terms determine what can be cancelled or altered after an order has been committed.

Keep a written order and responsibility record

Before paying a supplier or authorizing a purchase, clarify:

  • The supplier and the exact item or specification.
  • Who places the order and who is the buyer under the relevant terms.
  • Payment terms and what documentation you receive.
  • Proposed production or availability information, without treating an estimate as a guarantee.
  • Delivery, receiving and inspection responsibilities.
  • The process for reporting damage, defects or a mismatch.

Neither a local relationship nor a deposit alone guarantees performance. Written scope and records make the arrangement clearer; they do not remove every purchasing risk.

Arrange receiving and inspection before delivery

Someone needs authority to provide access and review the delivery. That person is not automatically your property manager, neighbour, realtor or cleaner; agree the task with them.

Identify what can be checked at receipt: quantity, visible condition and consistency with the approved specification. Document concerns and follow the applicable supplier terms promptly. Hidden issues or specialist assessments may need a separate review.

If goods cannot go directly into the home, confirm any storage arrangement, handling responsibilities and associated terms in advance. Do not assume that every furnishing service includes warehousing.

Check the route into the actual room

A piece that fits on a floor plan must also fit through the property. Review doorways, stairs, turns, lifts where present, building rules and the final placement route.

Delivery access varies by address and property. Specialist lifting, disassembly or unusual handling requires assessment and agreement; it should not be promised from photographs alone.

Window measurements, wall conditions, electrical work and any building alterations also need the responsible professional’s input where relevant. An interior furnishing brief does not replace technical approvals.

Separate construction readiness from installation

If renovation is happening first, establish who confirms the property is ready for furnishing. Wet work, unfinished services or unresolved access can affect the installation plan.

Centinela’s Construction Supervision can provide separately scoped design-focused oversight with your own builder. It is not general contracting or structural certification, and it is not automatically part of a furnishing proposal.

A preferred flight or move-in date is useful planning information. It is not a universal delivery deadline.

Agree the handover and support terms

Plan who attends the walkthrough, how outstanding items are recorded and what care information or inventory is included in the chosen service.

Clarify the post-install support period and its limits. Adjustment support is not the same as ongoing maintenance, rental management, guest services or unlimited replacement.

Your remote furnishing checklist

Before orders are released, confirm that you have:

  1. Property information and the measurements required for the agreed work.
  2. A written scope with rooms, selections and exclusions.
  3. A named approval route and any authorized local representative.
  4. Purchase and supplier records, including change terms.
  5. A receiving, inspection and access plan.
  6. A proposed installation calendar with its dependencies.
  7. A handover and support arrangement.

For the overall sequence, read Centinela’s project process. If you are deciding how much to manage yourself, compare turnkey furnishing and independent purchasing.

When to discuss a coordinated project

Turnkey Home combines the agreed interior design and furnishing responsibilities for a residence. The Collector addresses a more individually curated interior with commissioned pieces and art.

Discuss your home project with the property stage, rooms involved and preferred timing. We review the scope first and prepare an individual quotation privately; the inquiry does not book an appointment or take payment.
